Key results

10 months: Short-term office trial before making a long-term commitment

1 new market: Block was able to test out its first-ever Los Angeles office before signing a long-term lease

Short-term customer into long-term tenant: The trial ultimately resulted in Block signing a long-term lease directly with Kilroy, Flexday’s landlord partner

"Flexday has been a terrific partner in Los Angeles. They introduced one of our buildings to a prominent Fortune 500 company. Flexday then delivered a serviced, short-term (<12 months) office space so their local employees could test both the building and location before committing long-term.

Flexday, coupled with the on-site Kilroy team, delivered a great experience for their customer which resulted in a signed lease with Kilroy. Not only did their customer sign a lease with us, but they also expanded their footprint. Overall, our experience working with Flexday was great for driving revenue and securing a new, highly coveted tenant in Los Angeles."

Candace Lee: Vice President of Leasing, Kilroy

The Challenge

Block was looking for its first office in Los Angeles, but choosing a new office meant making two important decisions at once: where in Los Angeles to locate and what kind of workspace would best serve its team.

Rather than committing to a traditional long-term lease based solely on a conventional office search, Block wanted the opportunity to test a location and workspace in the real world first.

Flexday already had valuable insight into how Block employees were using workspace across Los Angeles. Those patterns, combined with Block's desired space attributes, helped inform where the company should focus its search for a more permanent LA presence, filled with amenities and outdoor spaces to host employee gatherings & off-sites.

The goal was simple: find the right space, use it long enough to understand how it works, and use actual experience to inform a longer-term real estate decision for the LA market.

The Solution

Flexday worked with its landlord partners to canvas the Los Angeles market for spaces that matched Block's requirements and the location insights gathered from on-demand workspace usage.

A suitable space was identified within Kilroy's portfolio in Central LA.

Flexday then worked with Kilroy to put together a workspace agreement that allowed Block to occupy and test the office for 10 months without immediately making a traditional long-term lease commitment.

Throughout the trial, Flexday furnished and serviced the workspace and supported its operations, giving Block the ability to focus on evaluating the things that mattered: the location, the space itself, how the workspace functioned day to day, and whether it could support the team's longer-term needs.

In effect, the office became a real-world test rather than a decision Block had to make entirely upfront.

The Results

After 10 months in the space, Block had something much more valuable than projections about whether an office would work: firsthand experience.

The trial gave Block enough time and information to validate the location, understand how the workspace performed for its team, and make a more informed long-term real estate decision.

The result was a successful conversion from short-term workspace to traditional office tenancy: Block signed a long-term lease directly with Kilroy.

For Block, Flexday's Short-Term Office product provided a lower-commitment way to test its first Los Angeles office before making a long-term decision.

For Kilroy, the model created a new path to long-term tenancy by allowing a prospective occupier to experience the building and location before committing to a lease, while relying on Flexday to provide its services to ensure a great customer experience.

And for Flexday, the partnership further demonstrates how a flexible workspace can serve as more than an alternative to traditional leasing—it can become a pathway to it.
